Dilapidation Appraisal & Negotiation

The dilapidations arena is complicated; there are many traps and loopholes.  We negotiate dilapidations claims for both landlords and tenants and it is of paramount importance that a strategy is agreed prior to lease expiry to avoid any unexpected liabilities.

The Landlord & Tenant Act 1927 states that damages for breach of a repairing covenant shall in no case exceed the amount (if any) by which the value of the landlord’s reversion is diminished owing to the breach. We regularly undertake valuations to assess the loss (if any) to the landlord’s reversion and are specialists in this area, and also advise landlords and tenants on the common law claims which arise relating to reinstatement and redecoration.
